Donation - Land given to the Conservancy by gift or by bequest in a will.
Conservation Easement - A legally binding agreement between a landowner and the Conservancy that protects the conservation values of the property by limiting future uses and regulating changes that can be made to the land.
Bargain Sale or Purchase - The sale of a property to a tax exempt organization such as the Conservancy for less than the fair market value.
Life Estate - The donation or sale of a property for conservation purposes whereby the donor (or other named persons) reserves or retains the right to live on and use the property for his life or the lives of named individuals.
Limited Development (or conservation development) - A development plan for a property that frequently incorporates the use of conservation easements and permits landowners to still undertake a specified and limited amount of future building or development that does not interfere with the land’s conservation value, and yet continues to provide value to the landowner.
